Loch Palm Villa is an elegant and spacious, seven main bedroom villa directly on the golf course at Loch Palm in the pleasant Kathu Valley, less than 10 minutes drive from the beach.  It is set in it’s own private walled compound beside the golf course in an idyllic tropical setting.

The villas seven bedrooms have can sleep 16 in 10 proper beds while,  the villa's adjacent and connected management apartment can also give an additional two bedrooms if required making a potential 9 bedroom villa.  Please ask about this option, if your group is 18 or 20 or if you are a smaller group but everyone wants their own bed or bedroom.

The property has high ceilings, plenty of windows and so is light and airy throughout.  A 14m x 6m swimming pool is at the front of the house surrounded by terracing with cushioned teak sun-beds.  The pool has a 90cm shallow end and 2.2m deep end for diving.  Guests can also relax in one of three lower floor shaded verandas with either comfy sofa seating or out door table and chairs.

The huge kitchen/dining room is over 10m long.  There is a fully equipped western kitchen, breakfast bar and formal dining area with 4m long dining table, which open both to the pool and to a covered terrace with comfy, sofa seating.  

The inside living rooms have been arranged for everyone’s comfort.  There are two separate living sofa areas inside of  the 12m long entertainment area with  a large screen TV, DVD, Ipod/Ipad docking speaker with sofa seating at one end.  Free Wi-Fi

Outside at the rear of the villa, there is a hard surface area great for badminton.

On the upper floor are 5 bedrooms.  Two master suites, each with a king size bed occupy the wings.  Each has a covered balcony with sofa seating and ensuite bathroom.  Two central bedrooms with king size beds share a bathroom and make great children’s /nanny accommodation as they are linked by an internal corridor.    The fifth upper bedroom has two single beds and and ensuite bathroom

There is a 6th bedroom with ensuite toilet on the ground floor with two single beds which overlooks the rear lawns and gardens.  The seventh bedroom has two queen size beds beds overlooking the pool.  It has a separate bathroom.

There is plenty of car parking space at the villa.  A dedicated villa minibus is on call during guest stays if required.  This allows easy transportation to the various beaches and resort areas and attractions throughout the island.  Patong Beach with it’s shopping, restaurants and day and night life is less than a 10 minute drive away.

The villa should appeal to those who wish to have comfort, space,peace and quiet in a fresh, natural environment at a price point significantly below west coast villas and yet be within 10 minutes drive of beaches and nightlife.

The villa is managed by an onsite western/Thai couple who live in an annexe of the property and by a live in daily maid who maintains the villa on a day to day basis. A non resident chef can be hired to prepare all meals and shop.   Alternatively there are several Thai restaurants within a couple of minutes drive from simple Thai food to gourmet French cuisine.  Central Festival shopping mall with it’s many restaurants is 10 minutes drive.

Rates can be quoted for 1 to 7 bedroom occupancy for the main villa or up to 9 if the two of the adjacent apartment rooms are included.

Rates are quoted in  USD on a per night basis  and assume 2 persons per room. Rates vary based on the number of bedrooms used, the total number of guests ( adults and children ) and the length of stay.   Prices indicate from 4 bedroom usage. Loch Palm Villa - Terms and Conditions,.

 

 

GENERAL


All bookings through Loch Palm Villa are made subject to acceptance of the terms and conditions stipulated below.

BOOKING PROCESS


Provisional Confirmation of Availability and Rates
Upon receipt of a request confirmation of availability, the applicable Villa rate and the amount of deposit required will be advised.

Bookings are on a 'first-come, first-served' basis and are for a minimum of five (5) nights, to the exception of certain periods and unless otherwise specified in the confirmation of availability.

Loch Palm Villa reserves the right to decline a booking without giving any reason.

Exclusions & Additional Charges
Rates do not include baggage handling, gratuities, telephone charges, car rental, food, soft drinks and/or liquor, personal items and expenses due to any other third parties, and any excessive cleaning required upon departure (such as upholstery or rug shampooing, scratch repairs repolishing of wooden floors/stairs caused by dragging luggage etc) or replacement of breakages. 

 

Initial Deposit
An initial deposit of 50% of the Villa rental is required to confirm a booking. For bookings made within 30 days of arrival full payment is required at the time of reservation, unless otherwise agreed.

Before the booking is confirmed and a contract comes into existence, Loch Palm Villa reserves the right to increase or decrease the agreed prices. No contract will exist between/with Loch Palm Villa until receipt of funds.

If funds are not received within 5 banking days the reservation shall be deemed to have been cancelled and Loch Palm Villa reserves the right to allocate the Villa to another client.

Balance Payment

Payment of the outstanding balance must be received at least 30 days before the arrival date. Should Loch Palm Villa not receive the balance by the due date, we reserve the right to cancel the booking, and cancellation charges will apply.

RATES


Villa rates quoted are based on the number of bedrooms requested ( 1 to 7 ) on a per night  basis and quoted in United States Dollars (USD) or Thai Baht.  Rates quoted allow for maximum occupancy of  2 guests per booked room. Unless by prior approval, only those persons stipulated on the booking form may reside at the property as guests. Please notify us as soon as possible of any changes. Rates include the services of the villa manageress to meet and greet guests and to assist with any questions guests may have during their stay.

The cost of electricity, water, daily maid cleaning, gardening and pool maintenance, local taxes and so on are included in the rental rate. The villa is fully equipped with linen, crockery, utensils.

CANCELLATION POLICY


You may cancel your reservation at any time by notifying us in writing by email. The following cancellation terms apply: more than 90 days prior to arrival: forfeit of 50% of the deposit; less than 90 days prior to arrival: forfeit total cost. If it becomes necessary to cancel all or any part of the booking, you must notify us by email. The cancellation will take effect from the day the written confirmation is received and all refunds will be transferred minus any bank transfer charges. The above cancellation charges also apply if Loch Palm Villa cancels the booking due to non-payment of the balance. 

ALTERATIONS AND CANCELLATIONS BY LOCH PALM VILLA


Though it is unlikely that Loch Palm Villa will have to make any changes to confirmed arrangements, it does occasionally happen, and we will advise you at the earliest possible date. If, for any reason beyond our control, we are unable to provide you with Loch Palm Villa,  Loch Palm Villa shall reserve the right to cancel the reservation. For example, but not inclusive, if the property is damaged or rendered unusable Loch Palm Villa will endeavour to locate an alternative property for the period required but no guarantee is given that this can be done. However, if this is not possible, or you do not wish to be transferred, Loch Palm Villa will cancel the booking and refund in full, less any bank transfer charges, the amount paid to Loch Palm Villa. Loch Palm Villa shall not be liable for any further obligations or claims by the client.

ARRIVAL & DEPARTURE TIMES


Guests should assume that the Check in Time is 2:00pm and Check Out time is 11:00am, unless otherwise specified or agreed. If available, Loch Palm Villa will try to accommodate guests based on flight arrival/departure times.  For check ins and check outs over 4 hours from the stipulated times, I the villa will charge 50% of the normal day rate.

The Client is responsible for informing the correct arrival details (flight number) whenever an airport transfer is part of the Loch Palm Villa service.

REGISTERED GUESTS


Only those persons stipulated on the booking form may reside at the property as guests. Please notify us as soon as possible of any changes. The number of people staying at the property, including children, must not exceed the maximum capacity indicated in the property description or elsewhere, except in the case of infants (under two years old), or unless specifically authorized.

Should Loch Palm Villa or the owner find that the number of people staying at the property exceeds that on the booking form or the maximum capacity of the villa, they may, at the absolute discretion of Loch Palm Villa, ask the extra person or persons to either pay the applicable additional charge or to vacate the property forthwith. No camping is permitted in the property grounds.

Loch Palm Villa regrets that no pets are allowed on the entire property.

In case guests wish to invite additional guests to the villa, prior approval from the manageress will be required. 

SECURITY DEPOSIT


A security deposit of minimum 1,000 USD is payable in cash in USD or the equivalent Thai Baht sum, to the villa manageress upon arrival at the House. This is to cover the cost of any damage or breakage's or excessive cleaning of the Villa or its contents required as a result of the rental during the rental period. The cost of repair will be deducted from the security deposit and the whole security deposit replenished by the guest to it’s original amount by the guest.  If the cost of any damage / breakages exceeds this amount, by accepting the booking, the guests agree to pay for the additional repair/replacement  before departure.  If the guests are not willing to make good on damages to the villa, the villa reserves the right to ask them to vacate the villa immediately with no recompense to the guests for unused days.

This security deposit will be returned to you at the time of departure, less any such costs.

We ask guests, especially  with children to be particularly aware that the villa will charge for damage to walls and wooden floors caused by marking, scratching, dragging of luggage etc. and that such repairs range from 5,000+ THB for walls to 20,000+ THB for repairing scratched floors.  If the cost damage to the villa or it’s contents cannot be accurately assessed before guests departure, Loch Palm Villa reserves the right to hold the entire security deposit until the repairs have been professionally quoted for and then after deduction for these repairs send back the remaining security deposit to the guests designated account.

INSURANCE


It is strongly advised  and expected that the entire party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage).
By acceptance of this contract it is assumed by Loch Palm Villa that guests have adequate cover for themselves and all guests.

LIABILITY RELEASE


Under no circumstances shall Loch Palm Villa or the owner be responsible for any loss, expense, damage, claim or injury either directly or indirectly, consequential or otherwise whatsoever, caused or incurred, whether arising in contract or otherwise in law or equity as a result of rendering of the services or accommodation as described or substituted, or by reason of military action, revolution or acts of God, or by any agents, employees, subcontractors, servants or third parties whatsoever supplying any of the services or accommodation herein or as substituted.
  This includes lack of electricity or water due to breakdown in supply.
If any accommodation and/or services are substituted, Loch Palm Villa will act at all times in good faith and use its best efforts to substitute with accommodations and/or services of a type comparable to or better than those originally contracted. Loch Palm Villa, at its sole and unfettered discretion, reserves the right to refuse or discontinue service to any person (s) and/or to rescind any contract for accommodations or guest services.

REPAIRS


Should emergency repairs need to be made while guests are booked into Loch Palm Villa we will endeavour not to disturb or inconvenience guests and will supervise contractors while the repairs are carried out.

COMPLAINTS


Loch Palm Villa accepts no responsibility for any modifications made which are not mentioned on the website or anywhere else. Loch Palm Villa can not be held liable for the breakdown of the supply of water, hot water systems, or electricity, nor of electrical appliances orswimming pool filtration systems, though we will use our best endeavours to arrange for any such problems to be solved quickly.

Any complaints must be notified to Loch Palm Villa within 24 hours of the occurrence giving rise to the complaint, and must then be notified in writing to Loch Palm Villa before departure. Should a problem that has been notified remain unsolved please make a complaint in writing to Loch Palm Villa within 14 days of the completion of the rental period. If the Villa is vacated before the end of the rental period without mutual agreement this may result in the loss of all rights to compensation.

No complaint will be considered if made after the departure date or if not acknowledged by Loch Palm Villa, the owner or villa Manageress

LINEN & TOWELS


Linen and towels are provided at the Villa. These are normally changed after every three (3) days. If you require more frequent changes there may be extra charges. Outside laundry services are available for a small service charge and must be paid at the time incurred or at latest the time of departure. Guests utilizing this service must be aware that Loch Palm Villa accepts no liability for lost or damaged clothing

CONDUCT & BEHAVIOUR


Guests are to be mindful and respectful of neighbouring owners/guests in relation to noise levels and neighbourly common courtesy.

The person paying the deposit for the villa rental is responsible for the correct and appropriate behaviour of the guests staying at the Villa. Should any member of the party behave in a manner considered inappropriate, Loch Palm Villa or the owner may at their absolute discretion ask the offending guest or guests to vacate the Villa forthwith. In such a case, this will be treated as a cancellation of the original booking and no refund can be claimed from either Loch Palm Villa or the villa owner.

VALUABLES

Any valuables left at the property are the guest’s sole responsibility. Neither Loch Palm Villa nor the owner nor the staff can be held responsible for any loss or damage of personal property.

The person paying for the villa rental will be responsible for securing and locking the premises when leaving the villa unattended, so as to secure the villas contents.

DUE CARE AND SUPERVISON


As part of this agreement guests are required to take due care when residing at the villa and be especially watchful of children within the villa, around the swimming pool, near the entrance from the main road.  We ask that for their own safety, children are not allowed to play with the electric gate. Furthermore guests are not permitted to enter the Villa when wet from swimming as the floors can be slippery. Damage or injury arising as a result shall not be the responsibility of Loch Palm Villa or the Villa owner in any way whatsoever. Handling of furniture, crockery and other artefacts shall be done with maximum care.

APPLICABLE LAW


These conditions and any contract to which they apply are governed in all respects by the applicable Thai law and the Thai courts only shall have jurisdiction in relation to any claim or dispute arising out of, or connected with them.

AGREEMENT


I/We agree to the above conditions and do hereby agree to the application of the above Terms and Conditions to our reservation.  Sending of deposit to secure booking confirms agreement and acceptance of the above terms and conditions.
